Roof, Gutter, Flashing, and Drainage Planning as One Moisture-Control System

Why roof coverings, flashing, gutters, wall transitions, foundations, and site drainage must be coordinated rather than repaired as isolated parts.

A roof can shed rain correctly and the house can still have a water problem. Water moves across roof edges, walls, openings, decks, foundations, soil, and drainage systems. Repairs are more dependable when the team traces the full path from where water lands to where it is safely managed.

Start above the visible stain

Interior staining may come from roof coverings, flashing, wall cladding, windows, plumbing, HVAC condensate, air leakage/condensation, or water traveling along framing. Do not assume the closest visible defect is the only source.

Map every transition

Review valleys, eaves, rakes, penetrations, chimneys, sidewalls, headwalls, dormers, roof-to-wall intersections, decks, balconies, windows, doors, and cladding transitions. These locations depend on compatible layering and sequencing. Sealant is a maintenance material, not a substitute for required flashing.

Have roof drainage capacity and discharge evaluated for the project

Gutters, outlets, downspouts, leaders, splash protection, underground piping, and discharge locations should be evaluated for the roof geometry, rainfall design, debris, overflow path, freeze or coastal conditions where relevant, maintenance access, and receiving site drainage.

Do not connect or redirect water without confirming the approved discharge method, easements, utilities, neighboring property effects, and local requirements.

Keep water away from the foundation

Coordinate finished grades, foundation waterproofing or dampproofing as designed, drainage, penetrations, crawlspace or basement strategy, retaining walls, patios, walks, and landscaping. Settlement or later landscape work can reverse intended slope.

Control indoor moisture sources

Bathroom and kitchen exhaust, clothes dryers, HVAC condensate, plumbing leaks, humid outdoor air, and air leakage can contribute to moisture. Ventilation, dehumidification, insulation, and air sealing must be designed as a system for the climate and building.

Investigate safely

Leave the area and obtain qualified or emergency help as appropriate for active water near energized equipment, sagging ceilings, structural movement, storm damage, unsafe flooding, or other immediate hazards. Do not climb a wet or damaged roof, tarp unsafe assemblies, open energized equipment, enter unsafe attics/crawlspaces, disturb suspect mold or hazardous materials, or contact contaminated floodwater. “Stop active water” means only safe, accessible protective action that does not increase risk.

Suspected asbestos-containing material, lead paint, mold, contaminated water, and concealed electrical hazards require qualified assessment. When a loss may involve insurance, document conditions and take reasonable emergency mitigation steps without making unsafe changes or discarding material before discussing documentation requirements with the insurer.

Require a repair hypothesis and verification

HHM’s project-specific proposal identifies the observed water path, supporting evidence, quantities, affected assemblies, trade scopes, temporary protection, drying, damaged-material assessment, restoration, permits when required, and the verification plan. Intermittent leaks may require staged observation or testing, and old staining is separated from evidence of active moisture.
