An investment-property review is more useful when the property facts, owner goals, renovation questions, and financial assumptions are clearly separated. HHM can help organize those inputs, but the user should not expect a consultation to replace the professionals and current records required for a transaction or construction project.

Identify the decision

State whether you are exploring acquisition, renovation, operation, refinancing, sale preparation, or a comparison among options. Record the expected decision date, who can approve it, and the conditions that would cause the household or business to stop, pause, or request additional evidence.

Gather authorized property records

Bring the address, listing or ownership information you are authorized to share, available surveys, plans, permits, inspection reports, leases, repair records, photographs, utility information, and known association or use restrictions. Mark the source and date. Do not upload passwords, complete payment credentials, unrelated personal records, or private tenant information to general comments.

List known condition and renovation questions

Organize concerns involving structure, roof, exterior, moisture, systems, finishes, accessibility, safety, utilities, site access, drainage, and code or permit history without diagnosing them. Distinguish repairs, deferred maintenance, desired improvements, and unverified ideas. An online image or automated estimate is not an HHM scope.

Document operating and financing assumptions

List the source and date for any purchase price, rent, vacancy, taxes, insurance, utilities, maintenance, management, financing, holding period, resale, or transaction-cost assumption.
