A multifamily kitchen or bathroom renovation should solve a property problem—not merely replace visible finishes. The right scope depends on unit condition, resident and turnover timing, building systems, repeated failure points, product lifecycle, available capital, property positioning, and the evidence supporting the owner’s operating assumptions.

Define the portfolio decision
State whether the work addresses damage, deferred maintenance, recurring service calls, unit turns, market positioning, accessibility, water or energy use, standardization, insurance conditions, sale preparation, or a larger repositioning plan. Record the decision date, available units, occupied-unit constraints, planned hold period, and what evidence would stop or change the program.
Survey representative units before standardizing
A model unit or a small photo set may not represent the building. Group units by layout, age, prior renovation, visible condition, known repair history, plumbing and electrical arrangement, ventilation, moisture concerns, and accessibility requirements. The responsible professionals determine what investigation, testing, permits, design, or remediation are required.
Keep tenant and resident information private. Use unit identifiers and condition categories rather than publishing names, schedules, lease information, disability information, security details, or unrelated personal records.
Create repeatable scope levels
Separate repair, limited refresh, component replacement, full-room renovation, and building-system work. Each level should identify demolition, cabinets or vanities, tops, fixtures, appliances, flooring, wall finishes, lighting, ventilation, plumbing, electrical, protection, cleanup, testing, closeout, and owner-supplied items. Do not treat a retail material list as the complete installed scope.
Select for lifecycle and replacement control
Compare products by current availability, manufacturer documentation, cleanability, repairability, moisture suitability, finish consistency, replacement parts, warranty responsibilities, lead time, delivery, storage, and compatibility with the approved design. A lower purchase price can create higher service, turnover, matching, or replacement costs if the product is difficult to maintain or source.
Price the complete program
Include investigation, design, permits, procurement, freight, receiving, secure storage, labor, supervision, protection, temporary conditions, resident coordination, utilities, testing, cleanup, restoration, contingency, professional services, insurance requirements, vacancy or downtime, and owner administration. Show which quantities are verified, sampled, assumed, or allowance-based.
Plan around occupancy and communication
Occupied work and vacant-turn work require different schedules, access controls, notices, protection, temporary facilities, security, dust and noise planning, work-hour rules, and completion standards. Property management and qualified advisers establish lawful resident communication, entry, accommodation, relocation, and lease procedures. HHM coordinates only the construction information and responsibilities assigned in the written project scope.
Test the operating assumptions
For every proposed rent, vacancy, concession, turnover, maintenance, utility, insurance, tax, management, financing, or resale assumption, record its source and date. Compare the current condition with the proposed stabilized condition, and test schedule, cost, rent, and occupancy changes. Sensitivity analysis shows dependence on assumptions; it does not predict or guarantee a return.
Release the work in controlled phases
A pilot phase can test scope clarity, product availability, unit duration, building conditions, resident coordination, closeout quality, and actual cost before a larger commitment. The pilot must be representative enough to inform the next decision, and its results should be documented rather than generalized without evidence.
