Method, sources, and limits

HHM uses a source-dated $75–$250 per-square-foot market evidence band as one preliminary planning input. It does not apply a regional cost adjustment and is not calibrated to either Carolina. Current HHM scope, product, labor, permit, access, and site-condition review controls any proposal.

Formula: (room area × $75–$250 per square foot) + the user-selected reserve applied only to that benchmark subtotal + any separate documented cost. Region, scope, and finish are preserved in the summary for discussion but do not change the rates. Sources were reviewed August 3, 2026; the next mandatory source review is November 3, 2026.
