Welcome to the "We Build, You Flip" program provided by HHM Custom Homes LLC ("Company," "we," "our," or "us"). These Terms and Conditions ("Terms") govern your participation in the program and your use of our services. By applying for and participating in the program, you agree to be bound by these Terms. If you do not agree to these Terms, please do not participate in the program.

1. The "We Build, You Flip" program is available to individuals who are at least 18 years of age.
2. Participation is contingent upon successfully securing financing through our preferred lenders or other financing methods agreed upon.
3. HHM Custom Homes LLC reserves the right to accept or reject any application for participation in the program at its sole discretion.

1. Construction Services: HHM Custom Homes LLC, along with its licensed general contractors and licensed professionals, will construct new homes that are eligible for the flipping program.
2. Earnings Potential: Participants in the program may earn from $25k to $100k or more, depending on the property type, location, and other factors. This is an estimate and not a guarantee of specific earnings.
3. Land Ownership: If you own land, HHM can build on your lot. You will be eligible to earn the minimum plus the top price for your lot, depending on market conditions and property valuation.
4. Customization: Participants may work with our design team to select finishes for their investment properties. Customizations are subject to budget constraints and market suitability.

1. Financing Options: Flexible financing is available for participants with credit scores as low as 600 through our preferred lenders. HHM Custom Homes LLC is not responsible for the terms and conditions set by third-party lenders.
2. Low Down Payment Options: Participants may qualify for low down payment options, subject to lender approval.
3. Payment Schedule: Payments and participation costs will be agreed upon at the start of each project and must be adhered to according to the schedule outlined in the individual agreements.

1. Timelines: HHM Custom Homes LLC will provide estimated timelines for project completion. However, unforeseen circumstances, such as weather delays or supply shortages, may affect these timelines. We are not liable for delays beyond our control.
2. Property Listing and Sale: Our experienced realtors will list your property for sale. While we strive to sell properties quickly, we cannot guarantee specific sale timelines or outcomes.
3. Maintenance: Participants are responsible for maintaining their properties until sold.

1. HHM Custom Homes LLC provides the program on an "as-is" and "as available" basis without any warranties, either expressed or implied.
2. HHM Custom Homes LLC is not liable for any damages, including but not limited to direct, indirect, incidental, or consequential damages resulting from your participation in the program.

HHM Custom Homes LLC reserves the right to terminate your participation in the program at any time for violation of these Terms or any other reason deemed appropriate by the Company.

These Terms are governed by the laws of the State of South Carolina, and any disputes will be subject to the exclusive jurisdiction of the state and federal courts located within South Carolina.
