A draft near a door or window can come from worn weatherstripping, an unsealed joint, a misaligned sash, a damaged threshold, or a gap hidden behind trim. It can also appear alongside water intrusion, decay, structural movement, pressure imbalance, or a combustion-safety concern. The right repair begins by identifying the pathway and the surrounding conditions—not by applying sealant everywhere air can be felt.
Start with the address and the symptom
HHM begins with the project address, building type and age, the affected opening, when the draft occurs, visible staining or movement, and any recent storm, renovation, equipment, or comfort change. Photographs from inside and outside, approximate opening dimensions, manufacturer labels, and a short video of the door or window operating can make the first review more useful.
The address helps organize climate exposure, local jurisdiction, property type, access, and permit questions. It does not by itself establish the hidden wall assembly, the cause of a leak, or whether a particular repair is approved. Permit and code requirements depend on the address, scope, and authority having jurisdiction; HHM and responsible contractors must verify them before work.
Document the opening before selecting a material
Operate the door or window normally. Note whether it latches, locks, slides, and closes without unusual force. Record daylight, loose seals, torn sweeps, compression marks, corrosion, soft wood, cracked finishes, water staining, and gaps that change as the opening moves. A sticking door or changing gap can reflect hardware wear, swelling, settlement, or movement; sealing over it may hide the symptom without correcting the cause.
Weatherstripping belongs where two components move against one another. Sealant is generally used at compatible, prepared, nonmoving joints. The selected product must fit the opening, expected movement, substrate, exposure, and manufacturer instructions. It must not block intended drainage paths, window weeps, required clearances, required emergency escape or rescue operation where applicable, or accessible use.
Use a repair sequence, not a universal product
- Confirm the opening is sound and operable. Resolve broken glass, decay, active water entry, movement, failed hardware, and unsafe conditions first.
- Locate the air pathway. A draft at the sash, door perimeter, threshold, trim, wall joint, or nearby penetration may require different work. Professional assessment may use pressure testing or infrared imaging when conditions permit.
- Preserve water management. Air control and water control are related but not interchangeable. Do not cover flashing, drainage openings, or weeps simply because they appear to be gaps.
- Select a compatible repair. Match weatherstripping, sweeps, backer materials, and sealants to the actual joint and the product instructions.
- Verify operation after installation. The opening should continue to latch, lock, drain, and operate as intended without excessive force.
Know when the opening needs broader work
Recurring water staining, soft materials, separated trim, displaced framing, a sloped threshold, cracked masonry, or a door that repeatedly falls out of alignment can indicate a condition outside the weatherstripping itself. The appropriate next step may involve an enclosure, structural, drainage, glazing, or manufacturer-specific evaluation.
Broad air-sealing work can also change how air moves through a home. EPA advises considering ventilation and combustion safety during remodeling because pressure changes can affect fuel-burning equipment. The project-specific design must account for installed equipment, exhaust systems, outdoor-air provisions, and the adopted requirements; this article does not prescribe a universal test or ventilation solution.
What an HHM preliminary planning estimate should show
After the opening and conditions are documented, an HHM preliminary planning estimate can identify assumed quantities, units, material class, labor tasks, access, disposal, testing or specialist allowances, and permit or design allowances where applicable. Any estimated or unverified field should be visibly labeled. The estimate is not a diagnosis, permit determination, final proposal, or contract.
If the customer requests a final proposal, HHM must verify scope, quantities, products, exclusions, responsible parties, applicable approvals, price, schedule assumptions, payment terms, financing disclosures, cancellation rights, and change-order rules. A signature and deposit process must follow the approved HHM contract workflow and preserve applicable customer rights.
