HUD describes aging in place as living safely, independently, and comfortably in one’s home and community regardless of age, income, or ability. Begin with people, routines, and the actual house
Start by documenting how the household uses the home today and what may become difficult later. Consider entrances, stairs, bathing, toileting, dressing, cooking, laundry, storage, outdoor access, pets, visitors, caregiving, vision, hearing, reach, balance, fatigue, and emergency egress.
Photographs and measurements help HHM understand the visible conditions. Possible design responses include a low- or no-step route where the site and water management allow it, better exterior lighting, secure hand support, lever-style hardware, clearer circulation, reduced trip transitions, or a reconfigured first-floor living zone. A ramp, lift, stair device, or structural alteration requires product-specific and site-specific evaluation. Drainage, guards, landings, structure, electrical requirements, and emergency use cannot be resolved from a generic article.
Plan bathrooms as coordinated systems
Bathroom improvements may include easier approaches, usable controls, a carefully designed shower entry, seating planned for the user, secure support locations, slip-conscious surfaces, improved lighting, ventilation, and storage within comfortable reach. If future grab-bar or seat support is a project goal, the responsible design and installation team should determine the support, fasteners, location, wall assembly, and product requirements before walls close.
A low shower threshold is not merely a finish selection. The drain, slope, waterproofing system, structure, adjacent flooring, glass, ventilation, and selected manufacturer instructions must work together. Active leaks, potentially contaminated water, suspected hidden damage or mold, and unsafe electrical conditions require work to stop in the affected area until appropriately qualified professionals assess them.

Make kitchens easier to operate
Kitchen planning should follow real tasks: carrying groceries, preparing food, reaching storage, using water and appliances, cleaning, and moving between work areas. Depending on the household and room, useful options may include improved task lighting, drawers instead of deep shelves, accessible storage zones, easier hardware, clear appliance approaches, safer flooring transitions, and work surfaces selected for the intended users.
Layout changes can affect plumbing, electrical work, ventilation, cabinetry, countertops, structure, fire safety, and appliance clearances. Exact product specifications and field dimensions are needed before a final scope. Use lighting, contrast, and controls intentionally
Layered ambient and task lighting can support navigation, food preparation, grooming, stair use, and nighttime routines. Controls should be easy for the intended users to identify and operate. Visual contrast may help define changes in surface, hardware, controls, and room boundaries, while glare and confusing patterns may work against the goal.
Electrical modifications must be evaluated for the existing circuits, equipment, wet or damp locations, adopted code, and the specific products. Smart controls can be helpful, but critical functions should not depend on an unreliable network or a single difficult interface.
Coordinate structure, systems, and future phases
Some improvements are inexpensive when coordinated with other construction and disruptive when added later. Examples may include planned wall support, wiring pathways, lighting locations, wider framing openings where structurally feasible, or plumbing arrangements that preserve future options. This does not mean every home needs every feature. It means concealed work should reflect the documented long-term plan.
HUD research emphasizes both affordability and the importance of solutions that fit real homes. HHM can divide the work into immediate safety and usability needs, near-term remodeling, and future-ready provisions so the household can compare scope, disruption, and cost.
Permits and code depend on the address and scope
North Carolina’s Office of State Fire Marshal maintains the official current-and-past code information and notes that state codes are adopted and amended through the state code process. South Carolina’s Building Codes Council publishes the codes in effect and state modifications, while local jurisdictions administer and enforce applicable requirements. A project may also involve zoning, historic-district, floodplain, utility, septic, well, HOA, product-listing, or other approvals.
HHM’s intake should use the property address and proposed work to identify the likely permitting authority and permit types. The final responsibility matrix should state who prepares documents, submits applications, pays stated fees, schedules inspections, corrects deficiencies, and retains closeout records. The authority having jurisdiction makes the final determination.

Clients should not have to repeat project information or coordinate disconnected providers.
