Many expensive remodeling conflicts happen where systems meet: a drain crosses framing, a cabinet blocks a receptacle, ventilation has no suitable route, or new electrical loads exceed an early assumption. Coordination should happen from shared drawings and verified field conditions before walls and finishes conceal the work.
HHM coordinates the responsible electrical, plumbing, mechanical, gas, enclosure, cabinet, and finish scopes against the property, selected products, adopted requirements, and approved project documents before work is concealed.
Freeze the equipment information
Collect current manufacturer documents for appliances, fixtures, heating, ventilation, and air-conditioning (HVAC) equipment, water heaters, pumps, controls, generators, and specialty products. Record dimensions, service requirements, loads, connections, clearances, ventilation, condensate, access, and warranty-related installation conditions. Manufacturer documents do not replace adopted code, engineering, listed-system requirements, or permit conditions.
Do not rough in from a showroom name or placeholder model when the final selection affects the work. “Freeze” means establishing the approved model and current documents as the rough-in basis; later substitutions require documented compatibility, coordination, and change review.
Use one coordinated plan
Overlay cabinets, framing, plumbing, electrical, lighting, HVAC, ventilation, gas/fuel, fire blocking, insulation, access panels, and finish thicknesses. Identify conflicts in plan, elevation, and section where necessary. Assign responsibility for sleeves, blocking, penetrations, sealing, fire stopping, supports, and repairs.
Confirm capacity—not only location
A visible pipe, panel, duct, or gas line does not prove adequate capacity or condition. Qualified parties should evaluate electrical service and circuits, water pressure and drainage, ventilation and HVAC loads, fuel supply, equipment compatibility, and the effect of existing deficiencies.
Protect the building enclosure
Penetrations through roofs, walls, floors, foundations, fire assemblies, and air-control layers require coordinated details. The party making a penetration and the party restoring the assembly should be identified before work begins.
Inspect before concealment
Work subject to inspection should not be concealed until the responsible authority authorizes progression. The project team should also verify locations, supports, slopes, clearances, required tests, labels, and deviations from the drawings. Photographs are project records—not proof of compliance or quality—and should avoid credentials, alarm details, access codes, occupant information, and unnecessary security-sensitive locations. Material field changes to routes, equipment, access, or enclosure penetrations require revised coordinated documentation. Regulatory inspection does not replace contractual quality control.
Plan startup and handoff
HHM assigns the required startup, testing, and commissioning responsibilities by system and project. The closeout record captures settings, balancing, controls, shutoffs, filters, drains, warranties, registrations, maintenance, and emergency information, along with the party responsible for future service.
Homeowner coordination checklist
- Final model numbers and manufacturer instructions are available.
- Trade drawings reflect the latest architectural and cabinet layouts.
- Capacity and existing-condition assumptions have named reviewers.
- Penetration, fire/air/water sealing, and access responsibilities are assigned.
- Fuel-gas/LP and fire-safety responsibilities are assigned where applicable.
- Required permits and inspections are scheduled before concealment.
- Startup, testing, documentation, training, and warranty roles are in the scope.
